Although the design of this house is typical post-war brick ranch, walls of windows, interior brick, and other elements make this house mid-mod too!

what i like:
✦ full height walls of glass facing the street and a private courtyard, as well as ribbon windows.
✦ open plan in the living areas.
✦ exposed brick inside in several locations.
✦ frameless wood veneer cabinets in the kitchen.
✦ wood flooring throughout the main level.

what could be improved
✦ although i applaud the use of frameless wood veneer cabinets in the kitchen, cherry is an uncommon choice for a vintage modern house and doesn’t work as well as other choices would have, especially against the natural oak flooring.
✦ the light fixtures.
✦ those goofy fake shutters on either side of the ribbon windows. really?! 😂

what i like:
✦ massive walls of glass fill the voids under the a-frame, capturing the surrounding mountains.
✦ a tree trunk is incorporated into the design of the house.
✦ huge patio, great for entertaining or just spending a quiet afternoon outdoors.
✦ large house on over an acre

what could be improved
✦ interior fit and finish is way too “traditional” for such a modern house!

The highlight of this house is the massive wall of glass facing the back yard! wow!

what i like:
✦ living room features vaulted ceilings, exposed beams and a total wall of glass facing the backyard.
✦ wood flooring and exposed beams in the living spaces.
✦ mixed brick and board-and-batten exterior.

what could be improved
✦ they were off to a good start by choosing frameless cabinets for the kitchen . . . but then went with raised paneled doors anyway. *sigh*
✦ it would be great to see oak flooring throughout the main floor of the house.

One of the smaller models designed by hawkins, this arapahoe acres home is super efficient, awash in natural light, and designed for privacy.

what i like:
✦ simple flat roof design with exposed beams and tongue-and groove ceilings underneath
✦ kitchen opened up to the living area and featuring frameless cabinets.
✦ wall of glass bringing in natural light and creating indoor outdoor connection.
✦ neighborhood on the national register of historic places.

what could be improved
✦ not much . . . i suspect that the house originally had stained woodwork inside, which if kept, would have given the house more of that arapahoe acres character.
✦ french doors would look more appropriate without the divided lites.

Absolutely stunning on the outside; but for those seeking the vintage warmth, color, and quality woodwork that distinguishes the interiors of arapaho hills homes, you will want to look elsewhere. still, a very clean and modern house that you will love living in!

✦ indoor-outdoor connection through ribbon windows and walls of glass
✦ frameless cabinets and some built-in woodwork
✦ vaulted ceilings
✦ private backyard with a large covered patio
✦ neighborhood is on the national register of historic places

what could be improved:
✦ i don’t necessarily fault the current owners, it’s likely that the interior of this house was stripped of its original character years ago, but the white on white interior of today doesn’t match the beautiful, earthy exterior, and is quite different than what would have originally been built.

Is this really what we have come to in arapahoe acres? a million dollars for a mid-mod? it appears so! much of the value of this tri-level comes from a large addition that brings it to over 3,000 square feet, an unusually large house for the neighborhood.
·
what i like:
✦ much of the original architecture is intact, with original paneling, brickwork, and more.
✦ the addition was right-sized to the house, making it hard to tell that there even is an addition. it’s more noticeable inside, where a keen observer can tell that the addition is at a lower level of architectural detail. this difference is largely offset by continuing the exposed beams and stained wood ceilings into the addition.
✦ vaulted ceilings with exposed beams and tongue-and-groove ceilings.
✦ walls of glass in the living room.
✦ a large amount of interior brickwork.
✦ i still marvel at the level of detail that these homes were originally built with.
·
what could be improved
✦ the kitchen features a modern set of cabinets from perhaps the ’80s. i suspect that people will either love or hate this detail.
✦ unaffordability was the breaking point that caused architect eugene sternberg to leave the arapahoe acres project. the echos of that split are still felt today, with hawkins’ larger houses now moving into the 7-figures.
·

✦ it would be nice to see the builder-grade cabinets go away in the kitchen.
✦ landscaping is practically a blank slate!

There’s some good news and bad news in this krisana park 3-d contemporary, designed by denver architect frenchie gratts. most notably, the kitchen has some (maybe all?) of its original cabinets (the good news)! the bad news is that they’ve been painted. still, if you’re passionate about vintage, it may be worth removing the paint and bringing them back to their glory!

what i like:
✦ vaulted ceilings with exposed beams and tongue-and-groove ceilings
✦ walls of glass opening onto private patio from the living room.
✦ original cabinets in the kitchen.
✦ original siding, and other architectural details are mostly untouched.

what could be improved:
✦ the tile and fixture choices everywhere are not good, especially in the kitchen.
✦ the house needs entirely new landscaping . . . a good thing for someone looking to make the yard their own.
✦ cabinets, wood veneer doors, and mahogany paneling have all been painted over.

I was really digging this eerie golden light during a sunset thunderstorm earlier this week. it made everything really saturated and contrasty and i loved how the warm glow of light from our windows balanced with the light outside.

i love moments like these, albeit almost impossible to really capture with a camera.

An unassuming brick ranch in the west suburbs that with a great vaulted interior with exposed beams and a super cool two-story sunroom in back!

what i like:
✦ open plan with vaulted ceilings and exposed beams.
✦ large deck with unobstructed mountain views.
✦ incredible two-story sunroom taking advantage of the same mountain views that opens to the walk-out basement below.
✦ vintage steel cabinets in the kitchen.
✦ ample living space!

what could be improved
